A deposit of £200 per week is payable at time of booking, with the balance payable at least 30 days before arrival. It is the responsibility of the hirer to pay the balance by the due date.  

Price includes electricity, heating, and linen (sheets, but not bath towels). We supply tea towels.

We can supply logs or coal during the winter for an extra charge. 

We may ask for a £70 security deposit when guests bring two dogs. This will not be cashed and will be refundable on check out, unless there is a need for extra cleaning.  

The cottage managers are available throughout your stay to ensure your comfort.  The phone numbers are in the visitors book, if you have any problem please call. They will do their best to help, or find somebody who can.

Rentals are from Saturday to Saturday. 
Arrival time from 5pm, departure 11am. . 
We are sorry but we can only do short breaks between November and March.

Cancellation: If you need to cancel your booking after paying the booking deposit, but before paying the balance we will try to re-let the cottage for your dates.  If we succeed we will refund the deposit, less a £30 administration fee.

If you need to cancel the booking within 30 days of the start of your holiday, please contact us, in writing, as soon as possible. We will then try to re-let the property for the period of the booking. If we succeed in re-letting the property for the whole of the booking period we will refund all monies, less an administration fee of £30. If we are only able to re-let part of it we will refund that amount, less admin fee, the balance being forfeit.  If we cannot re-let the property, the entire cost of the letting will be forfeit.

Holiday insurance: it is the responsibility of guests to provide their own holiday insurance to cover the cost of cancellation in the event of accident or illness or any other unforseen circumstance. 

Breakage or Damage : we would appreciate it if guests could report any breakage or damage as soon as possible to allow us time to repair or replace the item as soon as possible.  

Care of the Property: Guests are asked to take all reasonable and proper care of the property, its furniture, pictures, fittings and effects in the property and leave them in the same condition and state of repair at the end of the rental period as found at the beginning. 

Pets 
Pets are welcome (maximum two per booking and by prior arrangement). The Isle of Skye is a farming community so please keep pets under control at all times. 

Please do not allow pets on the furniture etc - it makes it very difficult to clean. 

Pets must not go upstairs. 

Please clean up after your dog in the garden.

Security deposits (or part thereof) will be cashed in the event that dog hair is found upstairs or on furniture. It will also be used to cover any repairs needed, such as where a dog has chewed furniture or fabrics.  We will endeavour to send photographs of any damage to the guest.

Liability 
The owners or managers shall not be under any liability to the client or third parties for any loss or damage arising from a breach of the contract or negligence on the part of the client. 

At certain times of the year (for example Christmas and New Year) we may ask for a security deposit. 

Complaints
We rarely get complaints, but when we do we will do everything possible to rectify any problems as soon as possible.  The cottage manager lives nearby so if you have any problems please call and we will do our best to rectify the problem immediately, or find someone who can. It is important to us that our guests are happy, so please let us know of any concerns and give us the opportunity deal with them.

We supply: we start the season with a supply of basics, such as tea, coffee, washing up liquid and loo roll.  We ask that guests replace what they use of these items, so that there is enough for the next guests on arrival. We really appreciate your help with replacing the supplies you use, in order to help other guests.
